Closing to take place on or before December 19, 2024. This property is sold subject to the terms and conditions of a cropland lease that expires March 1st, 2025 and a pasture lease that expires March 1st, 2030. This cropland will be free and clear to farm or rent after March 1st, 2025. This property will be free and clear to graze or rent March 1st, 2030. The grassland lease(s) will be assumed by the buyers of Tract 2 & 3 with the lease payment of $2,448 and $28,800 respectively, beginning April 1, 2025. Seller to give an enhanced lease incentive credit to buyer at closing in the amount of $12,240 for Tract 2 and $144,000 for Tract 3, for a total buyers credit of $156,240.00, as it is rented through February 28th, 2030.
